As much as I think rent is a problem, why doesn't he just make it easier and cheaper for developers to build housing by eliminating zoning laws and cutting excessive building regulations (or build more public housing)? Rent prices are a supply and demand problem, so why doesn't he focus more on increasing the supply of housing in NYC which will lead to lower rent prices? Rent freezes have been tried multiple times yet every time it is tried it just leads to :
- existing rent controlled units falling into disrepair as landlords of such units have zero incentive to spend money on something they cannot make money on (which was the whole point of them buying and renting out that unit).
- housing shortages because developers & investors don't want to build in an area where they cannot make their money back as a result of rent control.
I'm not defending the actions of landlords or real estate developers, but this is just how reality operates, and it is better to enact policies that work based on reality and not just theory. Countries like Japan have affordable housing because they have some of the least restrictive zoning laws in the world.
