Mine's just 32' but it's got my room, kitchen, bathroom etc. I live on my parents land.

I paid 6000 usd for mine off a boomer, (basically a good portion of my savings but it was worth it) but the HVAC was nonfunctional and needed a new air filter, plumbing drainage needed to be cleaned and new PVC etc. i had to spend another 500 or so to buy all the hardware and cleaning supplies needed to full repair and refurbish, but by now it looks clean AF and I set up my office recently to work a remote job in softdev part time
