2. They drive very aggressively, speed, and tailgate. Almost all of them.
3. Crime of all sorts goes up (liquor stores and gas stations start getting held up at gunpoint every now and then, more shootings in general)
4. They don't pick up their dog's shit and frequently mention how the rain will wash it away (even if it's summer).
5. They don't maintain their lawns
6. They like free stuff (gibsmedat)
7. Stores start shutting down due to theft. If not, the stores need to lock certain items and you need to press a button for an employee to get the items for you
8. White people flee and they flee fast. If they don't flee they set up districts and zones within the city, often putting up physical barriers to delineate the good areas from the bad areas. Aka the non-black areas from the black areas respectively
9. Schools start failing. Fights happen more frequently with occasional stabbings and shootings.
10. Businesses that hire them hate them. They don't show up on time, take frequent breaks, fall under pressure/high volume. During covid you started seeing a lot more black workers because businesses were desperate for workers.
11. Like to cheat/cut corners to level the playing field with non-blacks.

Having had to work with them, #10 is accurate. There was this one that just played on her phone the whole time and got defensive if you told her to do anything. The foid manager never fired her.

It's far cheaper.
Here where I live in CA, a decent home in a white/asian area is around 1.2 to 2million dollars. And taxes, insurance, and HOAs are ridiculous. Think around $30-32k+ a year. Which at that point, you might as well rent.
An average home in a black area is around $500,000. In safer black and hispanic areas with a few smattering of whites and asians, around $600-800k. taxes, insurance, and HOAs only come around to 12-16k a year which is very manageable after paying off the house.
Downside, there's more crime in these areas. And people drive very aggressively which means you don't necessarily have to get shot, stabbed, or assaulted. You can just get t-boned while driving and die.

As a matter of fact, you can still get robbed in the nicer areas. Chances are far lower obviously but it does happen from time to time.
I think there are a lot more black people around here now than there were 10 or 20 years ago.
