Getting a mortgage in this economy as a single person is impossible without top tier income.

A smaller apartment isn't that much cheaper from what I saw. House prices are more related to the location. Where I live the cheapest houses are around 150k, that's in the whole country, so in most cities the average house price is around €340.000. You need a pretty good income to get even a €190.000 mortgage and you need €20.000 just to get it onto your name and to finalize the mortgage.

Doing this with a normal job is exceptionally hard if you're not investment or businessmaxxed. Very possible to do for a couple though.

$3,000 Closing costs
= 11,000 USD.

Flip it within 6-months: capital gain $30,OOO.

Profit after sale with $10,000 saved in bank for future income tax due.
= 20,000 USD.

Basically doubling money on every flip using that purchase price loan leverage at 5%. Doing eight flips and eventually buying final home with 150K. Deducting -10K for misc expenses like new water heater and “front” landscaping:> best bang for investment returns.

Remember 80% of lemon homes are due to water damage, so always look for water damage! And always buy realty nearby if ur not living in it.

yeah this is true. If you get lucky and find good roommates it would still work out better. Overall though good roommates are pretty rare.
